Posted transactional base ranges at three to six years run about $210,000 to $300,000. A national firm posted $215,000 to $390,000 for real estate finance associates with three or more years of practice. Posted ranges for senior associate, counsel and non-equity partner roles in New York run $215,000 to $315,000. In New York real estate litigation, an Am Law 100 firm set a range of $250,000 to $380,000 for three to eight years, while a boutique started at $175,000 for five or more years.

Mid-level transactional associates are the core of firm demand for real estate lawyers. The real estate attorneys we interview cluster in New York City, Atlanta, Dallas, Tampa, Orlando, Miami, Los Angeles and San Francisco.

Billable targets in real estate roles range from 1,800 to 2,000 hours, with 1,800 appearing most common. Bonuses are mostly discretionary; firms that name factors cite hours plus mentoring, training and office presence. Roles split close to evenly between in office and hybrid, with in office slightly ahead, and none were fully remote.

What law firms screen for in real estate laterals

Experience windows and practice depth

Most firms set a floor of three or more years, with windows such as three to six, and some firms target specific class years. A few junior roles will train.

Sub-practice alignment

Firms separate lender-side finance from borrower-side deal work. Leasing experience is required at some firms and a big plus at others. Litigation roles ask for commercial litigation with real estate disputes, including landlord-tenant work.

Academic record and writing samples

National firms review law school transcripts alongside submitted writing samples. Some firms maintain a GPA floor around 3.2 and favor higher-tier law schools.

Tenure stability and bar admission

Hiring committees screen against short tenures. Firms require in-state bar admission, and New York firms name it outright. Firms also want you living in the metro, and New York roles are largely in office.

Residential closing and title attorneys frequently seek lateral moves into commercial practices. Why real estate attorneys change firms

Some real estate attorneys move to change the work itself: from residential closings or title into commercial deals, from litigation into transactional work, or toward lender-side finance and leasing. Others are at firms where real estate is a side practice and want more of it.

At small firms, growth gets capped: no mid-levels to learn from, no partner path, or one partner controlling the work. Firm instability also prompts moves, including uneven deal flow, department cuts following mergers, or retiring founders without succession plans.

Senior attorneys evaluate origination credit formulas and payout timing before base salary figures. Common deal-breakers for candidates include billable targets above about 2,000 and base salary reductions. Lawyers also reject mandatory five-day in-office requirements paired with long commutes.
